What to Expect During Your Home Inspection


So what do we expect from a home inspector and how do they save us money. If possible you should always be present for your home inspection. I always advise my clients to be present. This will be the perfect time to ask questions about the findings in the home or get a better understanding of what to expect from the inspection. The first thing that takes place before the inspection is for the inspector to send over a Pre-inspection agreement. I always send this to my clients. This document will be the agreement between you and the inspector of what will be provided in the inspection report and what things are excluded. This is helpful to the buyer because it expresses and clarifies what is expected and presented between both parties, the inspector and the client. Next, the inspector will arrive at the home and typically begin observing and inspecting the outside of the home, its exterior, roof, grading and drainage. Then the inspector will inspect all components of the inside of the home. During this time, you will be able to follow behind and ask questions and become more familiar with the home. Always ask questions! The following day you will receive the report from the inspector highlighting any concerns with the home. The report can be sent in paper or digital form. I always email my client a PDF version of the report unless they request a paper copy. And there you have it, not so bad right?
